The best is to entrust the completion to a Real Estate Agent of your confidence.
The Real Estate Agent will verify all documents prior to the purchase, so that you will not have any bad surprise. Then, you just have to find the house of your dreams, the more information you give us regarding your dream house, the easier it is for us to find the proper one for you. Once you have made up your mind and are sure about it, a so called purchase option (“opción de compra”) will be drawn up. This option agreement will be show all relevant details regarding the completion of the purchase, including details of purchaser and vendor, description of the property, term for the signing at the notary’s office, etc. On signing the option agreement you generally have to pay a 10 % deposit of the purchase price.
The balance will be paid on signing at the notary’s; if you don’t speak spanish, an official translator will be present. This is a compulsory by law. Once the original Title Deed is done, water and electricity will be changed into your name and the registration of the Deed in the Land Registry Office (”Registro de la Propiedad”) applied for, for which purpose a form is to be filled in and the stamp duty, which actually amounts to 6,5 % of the value of the real estate as indicated in the Title Deed, has to be paid. After approximately 3 weeks everything is done and you’ll be the registered owner of your house in law. We do all these things for you. Of course, in you wish, we will have all the documents translated for you.

As you already know for sure, it has just been approved and published in the BOE (Boletin Oficial del Estado) the Real Decreto 235/2013, http://www.boe.es/boe/dias/2013/04/13/pdfs/BOE-A-2013-3904.pdf, of 5 April, approving the basic procedure for certification of energy efficiency for buildings. Among other points of this Real Decretos, agrees that any house or commercial Whether new or used to be rented or sold as off 1th of juni 2013 is required to have an energy certificate.
These certificates are executed out effectively, including a visit to the property required by law and are issued as soon as possible.
